你估香港﹐在美國買房子等如幫政府租而已﹐每年房地稅等閑幾千美金﹐再加保養維修﹐保險﹐就算理論上你已經完全擁有你的房子也跟本不比租公寓便宜﹐[擁有]私人房子的好處是同樣付出﹐可以得到的相對生活空間比較大和與鄰居分隔較遠。

If you buy Vegas, there is slow chance will go up because it is situated in a tourist area,  no local will demand.  However, the rental income is good, about 10%.  If you like to have some capital appreciation, go to Los Angeles.  Because population, and location close to harbour, good for import and export.  the housing market dropped about 30-40% since 2008.  

I know because I studied.

well, house can not be cheaper than a car even in vegas. of course, if you are talking a 30yrs old house in a bad area to compare a over 100k lux car. the ture thing is houses are cheaper in vegas . it is a good idea to buy a small house for investment if you have some cash or at least 40% for down payment.

以vegas爲例,現時已經唔同兩年前。
兩年前vegas一街都係foreclosure(銀主盤),現時已經去得九九十十。
雖然價錢唔係算升咗好多,但係真係冇徙盤。稍爲平D嘅,一上市3日就俾人掃徙。
現時先至入市的話,個人意見已經係水尾,2010同2011入市就最正,唔駛USD60000都可以買間唔錯嘅1000+呎嘅condo,租出去可以收USD750/月,當年一街都係盤,要買話咁易,租亦好容易租出去。現時呢D condo都賣緊7萬幾,仲冇盤添!

LA唔抵買,比高峰只係跌20%,vegas跌60%+另外,加州法例係保障租客,內華達州係保障業主。
加州有地震,內華達州甚少有地震。
LA樓價係las vegas嘅4倍,但係租金只係las vegas嘅double,即係回報低過las vegas低過一半。

我玩咗las vegas差唔多3年,放租一D都唔難,只要價錢啱的話,一般2個月都租得出。

另外我前日先去完las vegas,近半年樓市起咗好多,差唔多2成,問題都唔係價錢,而係根本冇盤。

用我相熟agent嘅電腦自己search過,西北區+西南區+南區+Henderson,6萬USD以下嘅1000+呎2房2厠+嘅condo得3間,有間仲係water damage,12萬以下嘅1300呎+3房2厠+獨立屋都係得5間左右,有D仲係你唔會買嘅。  早一年前用咁嘅criteria search的話,condo同獨立屋應該各有20-30間咁上下。  除非你肯高價追貨,否則作爲bargain hunter的話,你都幾難入到貨。


仲有唔知你哋知唔知美國買樓嘅程序同香港好唔同,香港打個電話就得,美國要寫offer,好似玩暗標咁,所以唔似得香港反應咁快,好多時入完offer都係徒勞無功。仲有美國嘅盤源係公開嘅,即係你搵任何一間地產經紀都係睇到相同嘅盤。

我有香港朋友2月起已經想在las vegas買樓,到今日都只係買得一間,入過n咁多offer都全部都俾人搶徙,氣都佢死!

Very good analysis, but 20% drop are limited to the area with most Asian or the area with excellent school district.  I think Chinese from China went to everywhere in US to purchase foreclosure properties, and paid cash.  for the bank and any seller, cash deal are very attractive, no risk of fall off escrow, or lender not approve, or even can't appraise the selling value.  I think Vegas has better potential for investment than LA, Like buhin said, it's more bang for a bucks.  But I can't find anything under $200K in summerline now, and it wasn't too difficult to find a nice one for $150K in last 2 or 3 years.  I guess if I need to find a cheap investment now, I have to go to Detroit now.

Interest rate is very low, it's like 2.75 for 15yr, but lot of people can't get approved.  before housing bubble burst, all you need is sign the paper, agent can make you approve even you have no income, but bank will check & double check all your documents, income, bank transactions, of course source of down & FICO is very important too.  Unless you are buying with cash, it's not easy to compete with other offers.

It all depends on where you are looking to buy. Some cities (like Pittsburgh) are much more affordable to buy properties in that others (like San Fran, Boston, etc). If one has the money, it appears better to buy than rent, since rental prices have increased dramatically recently (I speak from experience, sadly)
